Reservations

Who may reserve lots?

Reservation offers are open to the general public.

Can I change my lot designation at a later time?

You will have the opportunity to select a “lesser” lot, if desired, during the lot selection process that will follow the completion of the Master and Parcellation Plan.

For Example, those who reserved Oceanfront Lots will be able to change to a Golf Lot or a General Lot. Those reserving a Golf Lot will have the option to switch to a General Lot, but not an Oceanfront Lot.

What is this “24-month option to change lots after purchase”?

Buyers will have a pretty good idea of where they want to “stake their claim” during the lot selection and purchase process, as we expect to have preliminary renderings of the plan available for public viewing prior to the completion of the approved Master and Parcellation Plan (after which the reserved lot selection and purchase process will commence). However, a lot owner may develop a reason for changing to a different lot at some point after making their purchase.

Future Cielo Mar lot owners who reserve their lots through this pre-sales reservation offer will be granted the option – within 24 months from the date of purchase (the date that their reservation deposit is applied to the purchase of their lot) – to change to a different lot with no additional fees incurred. The terms of this reservation offer will be honored, including the original discount – as stated in the reservation agreement – from the original market price for the newly selected property. Depending on the difference in the net discounted price between the original lot and the new lot, any money due to the lot owner or the developer will be settled at the time of the lot swap.

So if you reserved a General Lot and you prefer a lot on a hill a quarter mile from the shore, or something closer to the golf course or the commercial center, rather than 300 feet from the shore, you can buy that lot during the selection process. However, if you later find that a friend or family member has decided to buy in Cielo Mar, and they prefer a lot near the beach club, you may wish to change your lot selection so that you can be next door to one another. This can be done with the 24-month option.

Must I Visit Baja To Select My Lot When Purchasing?

Only if you want to. The developer will have a detailed model available, and we expect to have video and still images of the model and the development site available to aid in the process.

I understand the Oceanfront and Golf lots in the Reservation offer, but what is a “General” lot?

A General lot is any lot other than the first line Oceanfront lots or the Golf course lots. General lot reservation holders will be able to select from a wide range of lots in the development at the time that the approved Phase I Execution Plan is published (and before the public market launch).

For example, a certain second line oceanfront lot may be especially attractive for its size, shape and the surrounding landscape, with a market price of $200,000; while another lot seems particularly interesting for the view just a little bit higher up on a hill and in close proximity to the equestrian center, priced at $115,000. Yet another lot is attractive purely because of its low price of $60,000 (combined with the other benefits of being in the community, of course). All fall into the “General” lot category, and any one of them could be selected with a General lot reservation.

About the Developer

Who is the developer?

Procon is the developer for the Cielo Mar community, and the current plan is for Procon to be the first builder for the first phase. At this time, we estimate the cost for home construction will be approximately $125 / sq ft, including the solar roof. Expectations, estimation for size of homes: could typically be 1250, 1500, 2000 sq ft. Procon will also be offering a substantial discount on construction costs as an incentive for early home building.
